Commercial insurance is one of those things that business owners know they need but often don’t fully understand until something goes wrong. If you’re running a business in Houston, Spring, Humble, Conroe, The Woodlands, or anywhere in between, knowing what your policy actually covers, and where the gaps might be, can save you a serious headache down the road. Let’s walk through the basics so you can make more confident decisions about your coverage.

What Commercial Insurance Actually Covers (And What It Doesn't)

What Commercial Insurance Generally Covers

Most commercial insurance policies are built around a few core protections. General liability coverage is usually the foundation. It protects your business if a customer, vendor, or other third party is injured on your property or because of your operations, and it typically covers the legal costs that come with those situations as well.

Commercial property coverage protects your physical assets: your building if you own it, your equipment, inventory, and furniture. If a fire, storm, or theft damages what you’ve built, this is what helps you recover and get back to work.

For business owners who want those two coverages bundled together, a Business Owner’s Policy (BOP) is a popular and often cost-effective option. It combines general liability and commercial property into a single package, which can simplify things considerably for small to mid-sized businesses.

Beyond those foundations, commercial coverage can extend in a lot of directions depending on your industry. Contractors often need specific liability protection that accounts for the work they do on job sites. Businesses with a fleet of vehicles need commercial auto coverage, which is very different from a personal auto policy. Companies with employees should seriously consider workers’ compensation, which covers medical expenses and lost wages if someone gets hurt on the job. And businesses in certain industries may need commercial trucking coverage, which carries its own unique requirements.

What Commercial Insurance Typically Does Not Cover

This is where a lot of business owners get caught off guard. Commercial insurance, even a solid policy, has real limits.

Flood damage is one of the most common gaps, and it matters a lot here in the greater Houston area. Standard commercial property policies do not cover flooding. Given how frequently parts of Houston, Humble, and surrounding communities deal with heavy rain and rising water, separate flood insurance is something worth taking seriously rather than assuming you’re protected.

Professional errors and omissions are another gap. If your business gives advice, provides professional services, or makes recommendations, and a client claims those caused them financial harm, general liability won’t cover that. You’d need professional liability coverage, sometimes called errors and omissions (E&O) insurance, for that.

Intentional acts are excluded across the board. If damage or injury results from something your business or an employee did on purpose, don’t expect your insurer to step in.

Employee dishonesty and theft can also fall outside standard coverage. Some business owners in Spring, Conroe, and The Woodlands are surprised to find that a trusted employee walking off with cash or equipment isn’t automatically covered without adding a specific endorsement or a crime policy.

Cyber incidents and data breaches are increasingly important to think about, too. Most standard commercial policies were written long before data security became the issue it is today, and they generally don’t cover losses from a cyberattack or breach of customer data. Separate cyber liability coverage exists for this, and it’s becoming more relevant for businesses of all sizes.

Why Working With an Independent Agency Makes a Difference

Because we’re an independent agency, we’re not locked into one carrier’s products. We represent multiple insurance companies, which means we can actually compare options and put together coverage that fits what your business does, not just what a single insurer happens to offer.

We work with business owners across Houston and the surrounding areas every day, from small contractors and solo operators to larger commercial accounts. Whether you need a straightforward BOP, workers’ comp, commercial trucking coverage, or something more specialized, we’ll take the time to look at what you actually need and explain what your policy will and won’t do for you.

As a women-owned local business ourselves, we understand what it means to invest in something you’ve built. Getting the right commercial insurance in place is part of protecting that investment.

If you have questions about your current coverage or want to explore options for your business, please give us a call or drop us an email. We’re happy to help you sort through it.
